Bill Title: As enacted, allows a landlord pursuant to the Uniform Residential Landlord Tenant Act to terminate a rental agreement if the premises are damaged or destroyed by fire or casualty to an extent that restoring the premises to its undamaged condition requires the tenant to vacate; clarifies that accounting for rent in the event of termination or apportionment is to occur as of the date the tenant returns the keys to the landlord or has, in fact, vacated the premises, whichever is earlier. - Amends TCA Title 66, Chapter 28.
