     Broadens services allowed to be performed by licensed home inspectors under certain circumstances.

An Act concerning services performed by home inspectors and supplementing P.L.1997, c.323 (C.45:8-61 et seq.).

 

     Be It Enacted by the Senate and General Assembly of the State of New Jersey:

 

     1.    a.  An individual licensed as a home inspector pursuant to P.L.1997, c.323 (C.45:8-61 et seq.) may perform repairs, renovations, additions, or alterations to a structure for which the individual or the company for which the individual works has prepared a home inspection report if the report was prepared at least one year prior to the performance of any repairs, renovations, additions, or alterations to the structure.

     b.    Prior to the performance of any repairs, renovations, additions, or alterations to a structure pursuant to subsection a. of this section, an individual licensed as a home inspector shall obtain, if required, any additional licensure or otherwise proper credential including, but not limited to, registration as a home improvement contractor pursuant to P.L.2004, c.16 (C.56:8-136 et seq.) or home elevation contractor pursuant to section 1 of P.L.2014, c.34 (C.56:8-138.2).

     As used in this bill:

     "Repairs, renovations, additions, or alterations" includes, but is not limited to: the services provided by home improvement contractors; the installation or repair of air conditioning systems; exterior and interior painting; installation of burglar alarm systems; and interior design. The list of services set forth herein is not intended to be exhaustive.

 

     2.    This act shall take effect immediately and apply to homes whose inspection reports are prepared on or after the date of enactment.

 

 

STATEMENT

 

     This bill allows a New Jersey-licensed home inspector to perform repairs, renovations, additions, or alterations to a structure for which the licensee or employer of the licensee prepares a home inspection report so long as the repairs, renovations, additions, or alterations are provided at least one year after the preparation of the home inspection report. Any additional licensure or otherwise proper credential that is required to repair, renovate, alter, or build additions to a structure, including, but not limited to, registration as a home improvement or home elevation contractor, is to be obtained by the licensed home inspector before performing any repairs, renovations, additions, or alterations. In the bill, "repairs, renovations, additions, or alterations" includes, but is not limited to, the services provided by home improvement contractors; the installation or repair of air conditioning systems; exterior and interior painting; installation of burglar alarm systems, and interior design.
