Bill Title: Amends the Landlord and Tenant Act. Provides that if a landlord enters into a lease with a tenant after receiving notice that a foreclosure proceeding has been initiated against the property, and the tenant later is required to vacate the premises as a result of the foreclosure action, the tenant may recover all of the rent payable from the time the lease is entered into until the tenant vacates the premises.

1 AN ACT concerning civil law.
2 Be it enacted by the People of the State of Illinois,
3represented in the General Assembly:
4 Section 5. The Landlord and Tenant Act is amended by adding
5Section 17 as follows:
6 (765 ILCS 705/17 new)
7 Sec. 17. Rental of property subject to foreclosure
8proceedings.
9 (a) If a landlord enters into a lease with a tenant after
10receiving notice that a foreclosure proceeding has been
11initiated against the property, and the tenant later is
12required to vacate the premises as a result of the foreclosure
13action, the tenant may recover all of the rent payable from the
14time the lease is entered into until the tenant vacates the
15premises.
16 (b) A landlord who receives notice that a foreclosure
17proceeding has been initiated against the property shall
18provide notice of the foreclosure action to the tenant.
