AN ACT
amending title 33, chapter 10, article 4, Arizona Revised Statutes, by adding section 33-1378; relating to the Arizona residential landlord and tenant act.

Be it enacted by the Legislature of the State of Arizona:
Section 1. Title 33, chapter 10, article 4, Arizona Revised Statutes, is amended by adding section 33-1378, to read:
33-1378. Removal of guest; notice
A landlord may take action to remove or otherwise terminate the stay of any guest of the tenant after written notice to the tenant pursuant to the terms of the rental or lease agreement between the landlord and tenant, unless otherwise mutually agreed to in writing by both the landlord and tenant. The landlord may take this action without terminating the rental agreement of the tenant. A person who stays on the premises after permission to remain is denied by the landlord or by the tenant is not a tenant and that person's presence does not constitute residency or tenancy.
